Work underway at The Ridge

Construction crews have been on-site at The Ridge at Ward Branch, an expansive mixed-use development in south Springfield announced two years ago.

Phil Williams, co-developer of The Ridge via RW Developments LLC, said infrastructure should be completed in six to eight months. Springfield Business Journal this week observed land clearance underway at the site.

"We have lots of exciting momentum and it's going well," he said via email.

In summer 2018, Williams and business partner Trip Rhodes unveiled plans for The Ridge, a 100-acre development estimated to be valued at more than $500 million when completed. Located just south of The Library Center on Campbell Avenue, the original plan called on commercial space for potential tenants including restaurants, hotels, offices, retail centers and lofts.

The development has been delayed, as officials originally pointed to a first quarter 2019 start on work at the site. Last year, RW Developments sought tax increment financing assistance for roads and infrastructure from the city of Springfield but ultimately pulled its application. Williams in December told SBJ “the current process to receive approval has taken us far beyond reasonable expectations" and that the project would begin in 2020 without TIF assistance.

In the email yesterday, Williams declined to provide an updated development cost. He said some agreements for future uses of the development are in place but that they're confidential.

SBJ observed an Emery Sapp & Sons trailer on-site. The construction company works on infrastructure projects, according to its website.
